This is our December 2016 Real Estate Market Report for Acworth, Georgia.

As the busiest month of the holiday season, December is always an odd month in most industries, and real estate is no exception.  Despite November’s increase in sales prices, December sees those drop by 3.7%; not completely undoing November’s increase, but close.  The number of new listings is down a whopping 34.6%, which is a big drop, even compared to December of 2015.  Surprisingly, the number of closed sales is up by 13.7%!

Between the reduced number of new listings and the increased number of closing listings, we’re starting off 2017 with low real estate inventory in Acworth.  In fact, the number of active listings is at a 5-year low of 411 listings, which is typically good news for sellers!

A glance at the 5-year averages for days to contract and list-to-sold price ratio shows even more good news for Acworth home sellers: the median number of days to contract is at a 5-year low of 27 days.
