It’s a new year, and it looks like a lot of folks in Bartow County want to sell their homes, because the number of new listings rose by 11.4%. The number of pending sales and closed sales decreased by 16.5% and 6.3% respectively, indicating that home hunters and potential house buyers may still be in “holiday mode.” This has led to a sudden increase in housing inventory by 3.5%, although the months supply of inventory remained the same.

Increasing inventory typically means reduced sales prices, and while the average home sales price did decrease by 6.4% to $184,438, the median home sales price actually increased by 3.9% to $173,500. Also, the average number of days on market until sale decreased by 1.8%, which is interesting considering the slightly expanded inventory.
