The August real estate sales report for Cherokee County showed an overall rise in real estate activity, with 9.5% more new listings and 9% more pending sales, despite there being 6.1% fewer closed sales. Despite new listings on the rise and closings being a tad bit slower than usual, Cherokee housing inventory figures declined just slightly: the inventory of homes for sale fell by 1.2%, and the months supply of inventory fell by 3.1%, which is a trend continued from the previous month.
Speaking of trends that are continued from last month, home prices continue to be on the rise as well; the median sales price climbed 6.3% to $305,000 while the average sales price climbed on 0.6% to $341,874. Despite the increasing home prices, the number of days on market until sale increased by nearly 8%, and the percent of list price received fell slightly by 0.2%.
