The Cherokee County real estate market was cold and slow for the end of 2018, according to the real estate sales data. It’s normal for fewer real estate transactions to occur during the months of November and December, but December 2018 in Cherokee County real estate was much slower than expected!
In December 2018, there were 70.2% fewer new real estate listings, 70.4% fewer pending home sales, and a whopping 88.9% fewer closed real estate sales in Cherokee County. Even though all of those numbers are far lower than usual, there were far more new listings (90) than there were closings (39), causing inventory to shoot up pretty high; an indicator of there being so few home buyers in the market during the month of December 2018. The inventory of homes for sale climbed 27%, while the months supply of inventory climbed 34.8%.
According to the data, sales prices were on the rise too: the median sales price rose 11.7% to $289,000 and the average sales price rose 4.5% to $309,821. However, take those numbers with a grain of salt… there were so few real estate transactions, this data may not be indicative of the Cherokee County real estate market, because the small amount of data may not fairly and accurately represent the county’s real estate market as a whole.
