The Cherokee County real estate market for February 2019 had a few surprises. The number of new listings on the market fell by 10.5%, but the market was still fairly active, showing a 3.3% increase in pending sales and a 2% increase in closed sales. Despite the reduced number of new listings, the inventory of homes for sale rose 6.5% and the months supply of inventory rose 8.7%.
Both median and average home prices fell just slightly, less than 1%, leaving the median sales price at $277,450 and the average sales price at $302,946. Surprisingly, the number of days on the market until sale rose by 16% which is unusual, and the percent of list price received increased by .5% to 99%.
