Here’s the Cherokee County GA Real Estate Sales Report for January 2019. This report gives detailed real estate market data for Cherokee County in January 2019.

The 2019 real estate market in Cherokee County started with a quite a bit of activity on the market; the number of new listings is up by 10.4%, and the number of pending sales is up by 18.9%! It seems all the new listings aren’t necessarily being met with an equal number of buyers on the market however, as indicated by the rising housing inventory. The total inventory of homes for sale increased by 15.5%, while the months supply of inventory rose by 18.2%.

The rules of economics tells us that increased inventory is at least half of the equation for reduced pricing, but that wasn’t the case for Cherokee County real estate in January 2019. Median home prices increased by 4.1% to $275,000, and average home prices increased by 3.3% to $303,222. However, the data shows a 2% increase in the average days on market until sale, which is a bit more in keeping with the rising inventory figures.
