When compared to July 2017, this past month’s data shows a slightly less active real estate market, while home values continue to soar. Despite there being 6.6% more new listings than there were in July of last year, bringing the overall inventory up by 1.5% since last year, the number of closed sales was 3.4% less. Cherokee County’s median sales price is still flying high, currently sitting at a lofty $280,000, which is a 7% increase from last July’s median sales price of $261,750.
Despite the data pointing to increased inventory, inventory is still extremely low. Homes are definitely selling faster and closer to asking price – the percent of list price received is at 98.7%, a modest .5% increase from July 2017’s figures, and the days on market is 37, which is 7.5% less compared to last year.
