Here’s the Cherokee County GA Real Estate Sales Report for October 2018. This report gives detailed real estate market data for Cherokee County in October 2018.

We’ve reached the time of year where it’s normal for real estate activity to slow down significantly in preparation for the holiday season, but the Cherokee County real estate market didn’t slow down as much as expected; in fact, there was 1% more closed sales, .2% more pending sales, and 4.4% more new listings compared to last month. But, when compared to October of last year, it would seem that there’s fewer buyers on the market; closed sales are down 9% and pending sales are down 9.5% compared to last year, while the number of new listings on the market is 10.7% higher than it was this time last year.

All of those new listings are increasing the real estate inventory here in Cherokee County, meaning buyers have more choice and better bargaining leverage. The total inventory of homes for sale is over 10% higher, while the months supply of inventory is up by nearly 7%. The home prices in Cherokee County are continuing to climb as well: the median sales price was $280,000 and the average sales price was $306,752. These numbers are 9.8% and 1.1% higher than last year’s figures, respectively.
