August is the third consecutive month of reducing real estate activity in Cobb County, even though the total reduction is very slight: new listings are down by 0.7%, pending sales are down by 0.1%, and closed sales are down by 6.7%. Fewer closed sales could be contributing to the 6.1% increase in the number of days on market until sale, but housing inventory in Cobb County is low and getting lower, with the inventory of homes for sale falling by 3.2% and the months supply of inventory falling by 3.7%.
Most of the data in this month’s report show a continuation of last month’s data, including home prices; the median sales price rose 3.2% to $288,900 and the average sales price rose nearly 2% to $333,250. Meanwhile, the percent of list price received remained almost unchanged, edging just 0.1% downward.
