The 2019 Cobb County real estate market is in full swing with a fair amount of January activity. The number of new listings was up by 9.8%, and the number of pending sales was up by 2.6%, but the number of closed sales fell by 5%. Given the activity data, it’s no surprise that homes for sale inventory is up across the board; total inventory increased by 7.2%, and the months supply of inventory increased by 10.5%.

Home prices in Cobb County are off to a mixed start for 2019. The median home sales price fell by 1.3% to $261,000, but the average home sales price rose by 4.3% to $303,192. On average, homes on the market in January sold faster – the number of days on market until sale decreased by 13%.
