July 2018 has been good to Cobb County, with the data showing a very active real estate market. With modest increases in the number of new listings, pending sales, and closed sales compared to July 2017’s data, are you curious to know how all that activity might have affected the median sales price? Cobb County’s median sales price is perched at 297,500, which is a staggering 12.3% increase from last July’s median sales price of $265,000!
Despite the 2.2% increase in the number of new listings compared to July 2017, overall inventory is still low, and is actually a whopping 11% lower than it was this time last year. Reduced inventory, more closings, higher sales prices… if you guessed that homes are selling faster and closer to asking price, you’re right. The percent of list price received is at 98.8%, a modest .5% increase over July 2017’s figures, and the days on market is 29, which is nearly 15% less compared to last year. It’s time to sell, folks!
