For the second month in a row, the Cobb County real estate market is a bit slow, with new listings down 1.7% and closed sales down .9%, despite a 4% rise in the number of pending sales. The low activity levels contributed to a further decline in housing inventory as well, with the total inventory of homes for sale falling 4.2%, and the months supply of inventory falling 3.7%.
Home prices in Cobb County continue to rise: the median sales price rose 3.6% to $308,250 while the average sales price rose 5.4% to $362,983. Surprisingly, there was also a 17.2% rise in the number of days on market until sale, a data point that is typically inverse of sales price changes, but could be a side effect of the slowing market activity in general.
