Cobb County had 9.1% fewer pending sales and 10.8% fewer closed sales in November, which is typical for the annual slow down of the real estate market as the holidays approach. Unexpectedly however, the number of new listings increased by 7.4%, contributing to a 2% increase in the inventory of homes for sale, and a 4.2% increase in the months supply of inventory, which is now at 2.5 months.
Despite the increased inventory on the market, the average number of days a home is on the market until sale went down 13.6% to 38 days, and there were moderate increases in real estate sales prices as well. The median sales price rose 5.7% to $274,800 and the average sales price rose 4.1% to $314,063. If the November 2018 real estate market report for Cobb County is any indicator, it looks like now is a great time for buyers to take a look at the current inventory of homes for sale, since there’s fewer competing buyers in the market at the moment.
