As expected, this month’s real estate market activity data showed us a market gradually winding down for the holidays; the number of pending sales was down 1.4%, while the number of closed sales was up, but only by .9%. Most people are understandably hesitant to deal with the complexities of moving to a new home during the holiday season, so there’s fewer buyers in the market this time of year.
Despite there being less buyers, and a 14.3% increase in new listings, Cobb County real estate inventory remains low. The current inventory of homes for sale is 3.6% less than it was this time last year, leaving us with 2.5 months supply of inventory. This means homes in Cobb County are selling faster and for more money, which is great news for Cobb County homeowners! The average days on the market until sale was 35 days (22.2% less than last year), while the median sales price was $272,000 (3.7% higher than last year), and the average sales price was $312,295 (2.2% higher than last year).
