This is our April 2018 Real Estate Sales Report for Woodstock, Georgia.

Moving from Spring and approaching Summer, the number of real estate sales in Woodstock, GA was slightly lower than expected, with 20.9% fewer closed transactions than the previous month. However, the number of new listings saw a significant increase of 11.1%. Although the median sold price decreased 5.1% to $275,250, that figure is still 9.4% higher than it was 12 months ago, and is also higher than the median sold price of many neighboring cities.

Despite the perceived dip in sales and home prices, the Woodstock real estate market is thriving. The number of new pending listings is nearly 19% higher than last month (and almost 25% higher than April of last year!), indicating that the declining data in this month’s report is likely more of a statistical anomaly rather than indicative of a market slump.

All in all, indicators of a healthy real estate market abound: there are 353 active listings on the market, fewer than any other April in at least 5 years, and the median number of days to contract is 10, which is also a 5-year low for the month of April. These figures all lead to one conclusion… if you own real estate in Woodstock you’d like to sell, now is the time!
